Purchasing a home can be a daunting experience, especially in these difficult and uncertain economic times!  You are faced with a number of important decisions, not the least of which is just making the decision whether or not to buy in the first place.  But of course there are other decisions too, and these  can also be stressful and confusing.  When to buy? Where? How much can I afford? How does it compare with others that are for sale?  Locating the ideal home can be time consuming and frustrating and obtaining a mortgage can seem like a complex process.  But with the proper help and professional expertise, it's not as difficult as you might think.  And when you finally do reach your goal of owning a new home, the rewards are unquestionable.

Your first step to buying a home is to ask yourself why you want to buy one.  To stop paying rent? To start building equity? To have a place of your own? To raise a family?  To move up to a bigger house or down to a smaller one?  Next, list what kind of home you'd like and where you would like to be. Be specific. Separate the "musts" from the "wants".
Think of yourself as zeroing in on a target, going from the general to the specific. Consider the area, the community, the neighborhood and other important services such as schools, transportation, day care, shopping, recreation, entertainment, etc.  Ask yourself how far are you willing to commute to work.
Also think about home styles. How much space do you need? Do you require a one-level home, or are stairs acceptable? Consider the kind of property. Do you want a newer home which requires little or no work, or an older one which you can fix up and add value to? Someday you or your children will want to sell. Consider how long you expect to live in this particular home.

Your Next Step: Loan Pre-Qualification.

Once you have addressed the above needs, your next step in the purchasing process is to get pre-qualified with a mortgage company or financial institution. This can be done over the phone or even online in a matter of minutes. Most pre-qualifications last for 90 days from the date you are approved so this should give you ample time to find the right home.
